Increase in demand for second homes on Lake Como

by NicolaCima on 12 January 2022

Great increase in demand for second homes on Lake Como after the Covid 19 pandemic.

Almost two years have passed since the Coronavirus entered our lives, causing not only an unprecedented health crisis, but also completely changing the dynamics of the real estate market and giving rise to new demand, new housing trends and a sharp increase in demand for second homes in the Como Lake area.

The pandemic has actually changed the needs of the customers in our area. The presence of features such as an outdoor space, terraces and gardens for private use, contact with nature, more square meters, more natural light and a panoramic view of the lake have become an essential condition for the purchase of first and second homes. The comfort of the city center is not the favorite anymore.

The latest research has shown that there is a greater increase in demand for second homes instead of the purchase of first homes. A greater acquisition of property as a possible investment for an income is also evident. This is possible thanks to the increase of the short-term rental market.

Real estate agencies have increasingly relied on the virtual world, with the ability to use the video appointment service with customers and, thanks to virtual tours, to visit the property remotely. Also of particular importance are the websites with precise and detailed descriptions and updated images of each property. This means an added value for both Italian and foreign customers.

Lake Como has proven to be a territory resistant to the change imposed by the unprecedented conditions of 2020. In the current economic difficulties and uncertainty, the real estate market in our area has proved to be a safe investment and a guarantee.

The most popular locations involve both the right and left sides of Como Lake, with a wider interest in the locations around Menaggio, Tremezzina, Cernobbio and Como.
